How home repairs are priced, and what we will and will not take on
Home repairs are quoted hourly or as a flat rate, and you get the number before we start — never a running meter you find out about at the end. Drywall, doors, trim, rot repair, fixture swaps and the punch list you have been putting off are the bulk of it.
The efficient way to use us is to batch the list. A single small repair carries the same travel, setup and minimum as four of them, so five items in one visit costs far less per item than five separate visits. Write the list down as things annoy you and call when it is worth a morning.
We will also tell you when a repair is not the right answer. Rot that traces back to an active leak, or a door that will not close because the frame has moved, are cases where patching the symptom means paying twice.

How we price this
We do not publish a repair price list, because “fix the door” covers a fifteen-minute hinge adjustment and a half-day frame rebuild. What we commit to: a number before we start, hourly or flat rate, stated in writing. If what we find on arrival changes the number, we stop and tell you before continuing.

The questions people actually ask us
Is there a minimum charge?
Yes — travel, setup and the trip itself cost the same whether the job takes twenty minutes or two hours, and pretending otherwise would just mean a higher hourly rate for everyone else.
Which is exactly why batching pays. If you have one small job, add the other four things that have been bothering you and get them all done in the same visit. It is the single easiest way to reduce what you spend with us.
Will you tell me if a repair is not worth doing?
Yes, and it comes up regularly. Rot that traces back to a live leak, a soft floor from a long-running drip, or a door that will not close because the frame has shifted are all cases where the visible repair is the cheap half of the problem.
We will tell you what we found, what patching it actually buys you, and what fixing it properly involves. Sometimes the honest answer is that the patch is fine for now — we will say that too.
What do you not do?
We do not do work that requires a licence we do not hold. Major electrical, gas, HVAC and anything structural goes to a licensed trade contractor — we will bring one in and coordinate it, or tell you to call one directly if that is genuinely cheaper for you.
A handyman who takes on licensed work is a liability to you, not a bargain. Your insurer and your eventual buyer both care about this.
How fast can you get here?
For non-urgent repairs, usually within the week. We hold start dates by working in Pinellas County only — when we say Tuesday, we mean Tuesday.
For anything actively causing damage — water running, a door that will not lock, something unsafe — call rather than email and we will tell you honestly whether we can get there today or whether you need somebody faster than us.
