How it's priced
Small work is billed hourly with a two-hour minimum; anything with a clear scope gets a flat rate quoted up front. If you send photos and a list, we can usually quote most of it without a site visit, which saves you a trip charge and saves us a morning.
We're straight about the boundary: work valued at $1,000 or more requires a licensed contractor in Florida regardless of whether a permit is needed, and any electrical, gas or permitted plumbing goes to a licensed trade partner. We don't blur that line.

Do you charge a call-out fee?
No trip charge if the work goes ahead. Small jobs are billed hourly with a two-hour minimum; anything with a defined scope gets a flat rate quoted before we start.
Can you match my ceiling texture?
Yes — knockdown and orange peel are both common here and both matchable. A perfect match on a large repair sometimes means re-texturing the whole ceiling plane rather than one patch, and we'll tell you which it needs before starting.
Will you do electrical or gas work?
Not ourselves. Electrical, gas and permitted plumbing go to licensed Florida trade contractors we work with regularly. We coordinate it as part of the job so you're not managing three different companies.
Can you handle a pre-sale punch list?
Yes, and it's a good use of one visit. Send the inspection report and we'll quote line by line, flagging anything that isn't worth doing before a sale.
