Add $1–$3 per sq ft for slab prep — self-levelling compound, grinding high spots, or crack isolation membrane. That line is not upselling; skipping it is the single most common cause of the cracked grout lines and hollow-sounding tile we get called out to replace.

Slab prep: the part nobody quotes for

Three things go wrong with tile over a Florida slab:

  • Slab cracks telegraph through. Concrete moves. If the slab has a crack and the tile is bonded rigidly across it, that crack reappears in your grout line within a year or two. The fix is a crack isolation membrane (ANSI A118.12) over the affected area, which uncouples the tile from the slab's movement.
  • Moisture vapour drives up through the slab. Pinellas has a high water table and most slabs here are old enough that the vapour barrier under them is unreliable or absent. That moisture can debond adhesive on glue-down products. A moisture test before install costs almost nothing and tells you whether you need a vapour-mitigating membrane.
  • The slab isn't flat. Large-format tile (anything over 15") is unforgiving — the flatness tolerance tightens as tile gets bigger. On an out-of-level slab, self-levelling compound is the difference between a flat floor and lippage you'll feel with bare feet forever.

We check all three before quoting, and if your slab is fine we'll tell you that too and leave the prep line off the quote.

Movement joints

Tile needs somewhere to expand. Industry standard calls for a soft movement joint around the perimeter of any tiled room and in field joints on larger runs — filled with flexible sealant, not grout. It's the least glamorous detail in a tile job and it's why some floors sound hollow and tent up after a hot summer while others don't.

How much does flooring installation cost in Pinellas County?

Can you tile directly over a concrete slab?

Usually yes, but only after checking three things: existing cracks, slab moisture, and flatness. Cracks need a crack isolation membrane or they will telegraph through your grout. High slab moisture can debond glue-down adhesive. Large-format tile needs a flat slab or you get lippage.

Why did my last tile floor crack along the grout lines?

Almost always because tile was bonded rigidly across a moving slab crack with no crack isolation membrane underneath. The slab moves, the tile can't, and the grout line is the weakest point. It's preventable, and it's not fixable without taking that area up.

Is LVP a good choice in Florida?

It's the most forgiving option over slab — the core is waterproof, it tolerates minor slab imperfection, and it handles humidity swings without gapping the way solid hardwood does. It's what we install most often in this county.

Do I need to move out during a flooring install?

No. We work room by room and move furniture as we go. Tile needs 24 hours before you walk on it and 48–72 before heavy furniture goes back; LVP is walkable immediately.
