Almost all of Treasure Island sits in a FEMA Special Flood Hazard Area. Sixty thousand dollars spent on a modest slab-on-grade beach cottage is a very different regulatory proposition from the same sixty thousand spent on the mainland. This is the first thing to establish, before drawings, and it is why we ask for the flood zone and the elevation certificate at the quote stage.

Confirm the current threshold and the cumulative period directly with the City of Treasure Island floodplain administrator before committing to anything. These rules are adopted locally, they have been revised in this county in recent years, and we will not quote a barrier-island job without that conversation happening first. We are contractors, not your floodplain administrator, and this is one place where guessing is expensive.

Below the flood elevation, materials have to be flood-damage-resistant. That rules out ordinary paper-faced drywall, MDF trim and most engineered wood, and points hard toward tile, closed-cell insulation, PVC and fibre-cement trim, and cementitious board.

Above it, the salt air runs the show. Non-marine-grade stainless corrodes out here, and so do standard hinges, shower-door hardware and anything zinc-plated. Budget the upgrade — it is a small line item that decides how the bathroom looks in year three.

Condo and townhome work adds an association: board approval, a certificate of insurance naming the association, restricted work hours, and an acoustic underlayment rating for hard flooring. We handle that packet as part of the job, because it is the step that most often stalls an island remodel for weeks.
