If you search what a bathroom remodel costs around St. Petersburg, you'll get two completely different answers. Lead-generation sites put a Saint Petersburg bathroom at roughly $8,000–$11,000. Remodeling contractors publish $18,000–$30,000 for Tampa Bay. One of those has to be wrong, right?
No. They're measuring different jobs, and understanding the difference is most of what you need to evaluate any quote you get — including ours.
The two numbers are describing two different projects
The lower figure is dominated by partial work. A vanity and toilet swap. A tub-to-shower insert dropped over the existing tub surround. New floor tile in a room where nothing else changes. These are real jobs, they're worth doing, and they genuinely cost eight or nine thousand dollars.
The higher figure describes a full gut: everything out to the studs, new waterproofing, new tile floor and shower walls, new vanity, new fixtures, new lighting, new exhaust. Different job, different number.
Neither source is lying. But if you budget the first number and describe the second job, every quote you receive will feel like a rip-off.
What each tier actually gets you

The line item that moves the number most
Whether the plumbing moves.
Almost every home in Pinellas County is built on a concrete slab. There's no basement and no crawlspace to run new drain line through. If you want the toilet three feet to the left, someone has to saw-cut the slab, dig, re-run drain at the correct fall, get it inspected, and re-pour. That's typically $2,500–$5,000 and about a week before a single tile is set.
This is why "can we just keep the layout" is the first question we ask anyone with a tight budget. It's usually worth more than every material downgrade combined. Going from porcelain to a cheaper porcelain might save $600. Leaving the drains alone saves $3,000.
Where the rest of the money goes
Rough proportions on a typical $20,000 full bath:
- Labour, 45–55%. Demolition, waterproofing, tile setting, install. Tile setting is the skilled bit and it's slow — a properly laid shower is several days of one person's time.
- Tile and setting materials, 15–20%. Note that tile size and pattern drive labour cost more than tile price does. A herringbone layout in small format tile can cost more to install than a plain layout in tile that's twice the price per square foot.
- Fixtures and vanity, 15–20%. Enormous spread here. This is the tier where your choices genuinely control the budget.
- Shower glass, 5–10%. Frameless costs roughly double semi-frameless. It's also measured after tile is set, so it's usually the item that determines your finish date.
- Permits and disposal, 3–5%.
What should be in a quote before you sign it
A quote that's one number and one sentence isn't a quote, it's a hostage situation. Ours are itemized, and yours should be too, whoever writes it. Specifically, look for:
- Line items for demolition, disposal, waterproofing, tile setting, plumbing and electrical, separately
- A named allowance for tile, vanity and fixtures — so you know what standard the price assumes and what upgrading costs
- A stated contingency for what's behind the wall. In homes built before 1990 here, finding a failed shower pan or rotted framing is common enough that a quote with no contingency line is a quote that's planning to surprise you
- Who pulls the permit, and whether the fee is included
- A payment schedule tied to milestones, not dates
The honest summary
If you want a bathroom that looks meaningfully different and lasts fifteen years, budget $15,000–$28,000 and keep your plumbing where it is. If your budget is under $12,000, that's a real project too — it's just a refresh rather than a remodel, and the right move is to spend it on the things you touch every day rather than spreading it thin across everything.
